Rim Joist Air Sealing

Rim Sill or Band Joist is the area of your home where your floors and walls come together on the foundation and between floors along the perimeter of the home. 

This area is located at the top of your basement wall but under your upstairs floor is the outer most exposed wooden structure in your home.

Since rim joists sit on top of the foundation wall they are directly exposed to the outside elements at ground level and in most cases are the number one cause of ground level air, insect, and rodent infiltration. As a result, foam sealing your rim joists is one of the best things that you can do to reduce your energy bills and make your home more energy efficient, healthy and comfortable.

This critical area of your home can be subject to advanced air, insect and rodent infiltration  due to its location at ground level. The area however can be one of the easiest areas to insulate that delivers the most result and can provide you with the biggest return on your insulation investment.

Professionally applied spray foam insulation is considered by far to be the best way to air seal your home's band sill joists. Expanding foam insulation and sealants will seep into cracks and crevices that other types of insulation simply can not.

Most home builders use fiberglass insulation on these areas which provide some thermal boundary but do little to stop air infiltration which is the main cause of energy loss. Fiberglass insulation allows air to easily pass through it and is a very poor choice for insulating these areas of your home because fiberglass works to resist heat not block air  If you want to reduce your heating and cooling costs, then you should start with foam air sealing your band joists.

Filling the entire rim joist cavity with spray foam can be more investment than necessary. Installing just 2-3" of Closed Cell/ high density spray foam insulation will provide a tough foam seal which will stop air, act as a barrier for moisture, deter insects and rodents  and eliminate condensation which can lead to mold , mildew and/ or wood rot.
